What to expect, in plain language

The process

It is simpler than it sounds. 1. Tell us the address and why you need the appraisal. 2. We confirm we cover the area and set a time that works. 3. A staff appraiser visits, measures, and studies the market. 4. The finished report goes to the client named on the order — often your lender — and we stay available if you have questions.

How to prepare

You do not need a staged house. You do need a house we can walk. Unlock gates and outbuildings, crate pets, and share a short list of updates with dates and costs if you have one. The more honestly we can see the property, the stronger the report.

Inspection day

Most visits take 30 to 60 minutes. The appraiser will measure, photograph, and note quality and condition. You are welcome to be home. Point out recent work if you like — you do not have to follow room to room.

After the report

On a mortgage, the lender is usually the client, so the report often goes to them first. If a sale was missed or a fact looks wrong, you can ask about a reconsideration of value. That is a documented review, not a haggle over the number. We will walk you through it.

Documents checklist

Helpful if you have them: the purchase contract, a survey, HOA documents, a list of improvements, a prior appraisal, and any access notes. Please do not send Social Security numbers. When you are ready, a quote takes a few minutes.
