How is an appraisal different from a home inspection?
An appraisal answers “what is it worth?” An inspection answers “what condition is it in?” You may want both. We handle the value question with care, and we will never pretend a report is a substitute for a home inspection.
How long does it take and what does it cost?
Most reports are ready three to five business days after the inspection. Fees depend on the property, the product, and the location. Send us a quote request — we would rather give you a real number than a vague range.
How should I prepare the home?
Make it easy to walk. Unlock outbuildings, crate pets, and jot down recent updates if you remember them. You do not need a magazine-ready house. You need a house we can see clearly.
What happens on inspection day?
A staff appraiser will measure, photograph, and note quality and condition. A typical house takes 30 to 60 minutes. You can be there. Ask questions. We like clients who feel informed.
Who is the client — the lender or the borrower?
The client is whoever hires us. On a mortgage, that is usually the lender. You may still receive a copy through them. If you hired us directly — for a listing, an estate, or a private question — you are the client, and the report comes to you.
What is a reconsideration of value (ROV)?
If a sale was missed or a fact looks wrong, an ROV is the proper way to ask us to look again. It is a documented review, not a negotiation. We will explain how to do it without the runaround.
What documents should I have ready?
The purchase contract, a survey, HOA documents, a list of improvements, and access notes are all helpful. Skip Social Security numbers. If you are not sure what to send, start the quote and mention what you have.
Do you cover my county?
Open the coverage map and choose your state. If your county is listed, we would love the work. If you are unsure, send the quote anyway — we will confirm quickly and be honest if we are not the right fit.
