We read the potential of the investment

Private and hard money loans turn on what the work can make a property worth. An as-is / after-repair value assignment is how we put that potential on the file.

We walk the property in its current condition, study the repair scope you are underwriting, and develop two opinions of value: what it is worth now, and what it can be worth when those repairs are complete. Comparable sales, the neighborhood, and the scope all have to agree. That is the analysis a funding decision can stand on.

01

As-is value

The property in the condition we inspect it. Quality, condition, and the market as of the effective date — the collateral before the rehab begins.

02

After-repair value

An opinion of value that assumes the stated repairs and renovations are complete, tied to finished homes the market has already accepted.

03

The project between them

The distance between as-is and after repair is the potential of the investment, written so your credit team can see what the work is meant to create.

On the job site

Construction draws and final inspections

The appraisal opens the file. Draw inspections and a final inspection are how you watch the work — and the money — land in the house.

Construction draw inspections

Each draw is a reason to look again. We inspect the work completed since the last visit and report progress against the scope, with photographs your funding desk can use the same week.

Final inspections

When the contractor says the project is finished, we go back. A final inspection documents completion so you can release the last funds with a current look at the property.

Communication

The lender stays in the loop at every step

You should always know where the file is. We assign a person, and that person keeps you posted from the order through delivery.

  1. 01

    Order confirmed

Product, scope, and the appraiser on the file. You have a name and a direct line.

  2. 02

    Inspection scheduled

The date goes to you before we arrive. If access slips, you hear about it the same day.

  3. 03

    What we found

After the as-is visit, a draw, or the final, we tell you where the property stands while the notes are still useful.

  4. 04

    Report in four business days

Delivery on the turnaround we promised. We stay available for the follow-up your team still needs.

Turnaround

Four business days

That is the clock we put on these assignments. Inspection, analysis, and the report come back to you in four business days. If the property or the scope needs a longer plan, we tell you before we take the order.
