Appraisal vs. home inspection

They answer different questions. You may want both. Here is the difference in plain language.

An appraisal answers “what is it worth?” An inspection answers “what condition is it in?” Mixing them up is how people get surprised at the closing table.

The appraiser develops an independent opinion of market value as of a specific date. The inspector reports on systems, structure, and safety. We will never pretend a value report is a substitute for an inspection.

If you are buying, your lender may require the appraisal. The inspection is usually your choice — and a good one. If you are listing, a pre-list appraisal helps you price. An inspection is a separate conversation with your agent.
