How to prepare for a home appraisal

You do not need a staged house. You do need a house we can see clearly. Here is what actually helps.

An appraisal is not a home inspection and it is not a decorating contest. The appraiser is there to measure, photograph, and understand quality and condition so the report can stand up later.

Unlock gates and outbuildings. Crate pets. Make it easy to walk the house. If you have a short list of updates — roof, HVAC, kitchen, baths — with dates and costs, leave it on the counter. That is enough.

You can be home. Ask questions. Point out recent work if you like. You do not have to follow room to room.
